Disbursements are costs (i.e. expenses), related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.  The following comprise the usual disbursements:

Anti-money laundering /ID checks - £6 plus VAT per name.

Land Registry title documents - £3 plus VAT per document.

Managing agents pack on sale of leasehold – this can only be ascertained on receipt of documents but the average charge is approximately £360.00 inc. VAT, but can vary depending on the Managing Agent or Freeholder

Additional fees

The fees quoted above are for straightforward freehold sales.  If the matter becomes complex then there will be an additional fee, examples of which include (but are not limited to):

  • Where there are more than one charges against the property
  • Where there are restrictions against the property
  • Where freeholder consent for any reason may be required
  • Where there is a perceived defect in title
  • If leasehold, that it is the transfer of an existing lease and not the grant of a new lease
  • Where a transaction is required to be expedited (eg. auction sale)
  • Contract races
  • Lock out/exclusivity agreements

Standard additional fees:

Leasehold properties £125 plus VAT

Obviously all cases are different and we will try our best to inform you as soon as we become aware of any feature that might have an impact on the quoted fee.

What’s included in our standard fees?

All transactions are different but listed below are the “usual” stages of a conveyancing transaction.  

  • Taking your instructions and give you initial advice
  • Checking your ID and carrying out anti-money laundering checks
  • Prepare and issue the usual Property Information Form and Fittings & Contents Form
  • Obtain and review title information
  • Prepare and issue the sale Contract
  • Review Property Information Form and Fittings & Contents Form
  • Collate and check supporting Contract documentation
  • Deal with any pre-Contract enquiries raised by the buyer's solicitors
  • Deal with title requisitions from the buyer's solicitors
  • Approve draft Transfer
  • Arrange for the signature of all necessary documents
  • Deal with exchange of Contracts
  • Obtain a redemption statement and estate agents’ invoice (as required)
  • Prepare completion statement and supply completion information & undertakings form
  • Deal with legal completion of the transaction
  • Deal with the discharge of the mortgage (if required)
  • Deal with any other matters that may arise during the transaction
